St Asaph Road, Brockley

Splendid architect-designed three bedroom (south-facing!) garden flat, with a Freehold-share. Find it within a traditional Victorian bay-fronted terrace.

A hot location as well. Walk just five minutes to Brockley Station, and nine to Nunhead Station. Both are Fare Zone 2.

The recent, comprehensive and sensitive renovation undertaken by the current owners included new electrics (with a new consumer unit), new light fixtures and electrical switches throughout, new plumbing (plus new Worcester Bosch boiler), new insulation, and underfloor heating to the lower hallway, living room and bathroom. The garden was also attended to: with a new patio and lawn, new external lighting, and raised beds.

There is just one flat above you and you share a neat hall. Your own front door is set to your right. Open this and straight ahead you have your principal bedroom - of over 12 feet by nearly 14 feet, with pale carpet underfoot.

Adjacent is your second double bedroom - of over 10 feet each way, with a double-glazed door onto a cute little courtyard.

Down a few steps down the hall, to your left is a door to the property’s basement - an excellent storage resource. To your right is the property’s smart sash-windowed bathroom. This has contemporary sanitary ware and fittings, ceramic tiling and clever inset shelves.

A useful hall cupboard is a great home for linen and towels. Then you have your third bedroom - a large single, of over 12 feet by over 7 feet. The room boasts a sash window and an additional skylight set pleasingly to the roofline.

The property’s ’best bit’ awaits at the rear of the apartment, with bang-on-trend industrial-style doors delivering one to the garden: your huge, sunny, herringbone-floored main open-plan room.
This seamlessly incorporates kitchen, dining and lounge areas, and is over 19 feet by over 14 feet. The fitted kitchen is a timeless modern affair, and appliances are included in the sale. We are smitten with the angles of this room, and the rectangular rooflight over the kitchen, plus the picture window onto your low-maintenance garden.

Little ones or thinking of? There are lots of good nurseries and schools really locally, including John Stainer Community Primary and Haberdashers' Hatcham Free School (walk five minutes to each).

Local green spaces include Hilly Fields and, more locally, Telegraph Hill’s Victorian parks. The lower park hosts a chilled Saturday market, while the upper boasts tennis courts. On the market topic... Brockley Market (also a Saturday one) is also a corker - walk here in about 15 minutes.

Brockley’s got some top places for food and drink - including Ellary’s, Mauby and Tai. Find fine coffee at Browns of Brockley and Good as Gold. Brickfields is spot on for delightful cocktails, and we rate Brockley Brewery highly too.

Nunhead - with its high street and village feel - is really close: we like Ayres bakery, Mother Superior wine store/deli, and FC Soper wet fish shop, as well as El Vermut and The Old Nun’s Head.

New Cross is close as well (walk 15 minutes) - with its pretty, historical buildings, and growing number of pubs and eateries - including The Rose Inn, The Earl of Derby and The Amersham Arms. Thanks hugely to Goldsmiths University, New Cross attracts a cool creative crowd and even has its own contemporary art gallery: Goldsmiths CCA.

Deptford High Street and Broadway are no great distance either - for classy restaurants including Marcella and The Watergate, and there are lots of independent bars and eateries in Deptford Market Yard to suit all budgets and tastes.

Trendy Peckham is also easily reached for more options. Some of our favourite SE15 spots are Kudu’s outlets, Peckham Bazaar, The Begging Bowl, Mr Bao, Ganapati, Peckham Levels and The Bussey Building.
