St Aidan’s Road, East Dulwich
Beautifully and sensitively renovated one bedroom (SE-facing!) garden flat on a classy tree-lined East Dulwich side-street, just a few minutes from Peckham Rye Park and Common’s 113 acres.
The recent renovation works overseen by the current owners pleasingly included all new wiring, plumbing and central heating.
This enviable location puts you in easy reach of East Dulwich, Peckham, Honor Oak and Nunhead town centres, as well as useful local shops and lovely cafes and pubs on nearby Forest Hill Road. Parking is unrestricted on the street.
There is just one flat above you and you share a neat hall. Open your own front door to the right of said hall and straight ahead is the door into your lovely reception room, of over 12 feet by nearly 14 feet, with stripped boards to floor, alcove storage, an attractive period fireplace, and custom-made shutters to two (painted timber-framed) sash windows. Fresh white walls further feature, and flow throughout the flat.
Next along the hall is your double bedroom, of 11 feet by 10 feet. Stripped floors bring the smiles again and a sash window sits calmly onto the side-return area of your garden.
Moving through the hall, you have a big (deep, under-stairs) cupboard to your left - perfect for coats snd cleaning bits. Then on your right is the smart modern windowed bathroom, with three piece white suite and an over-bath shower.
At the foot of the hall you arrive in the gorgeous and bright eat-in kitchen, of over 9 feet by nearly 12 feet, with a cool micro-cement floor. A big bay window is the perfect spot for dining with garden vistas. Fitted kitchen units are a blush pink with ply detail and a ceramic Butler sink. The property’s combi-boiler is tucked away in here too.
Open your back door to the garden - this is a properly sunny one thanks to its favourable southeasterly orientation, and is laid to lawn.
For stations, you’ve got three to choose from in walking distance: Peckham Rye, East Dulwich and Honor Oak Park. Locals tend to grab any bus from Forest Hill Road (the end of your road) and treat it as a shuttle service to Peckham Rye Station.
We’ve mentioned Peckham Rye Park and Common; there are loads of gorgeous green spaces to call local - Horniman Gardens, Goose Green and One Tree Hill are just three examples.
In addition to the run of handy shops on Forest Hill Road, enjoy those on Lordship and Rye Lanes, as well as those of Honor Oak and Nunhead centres. North Cross Road’s Saturday market is also local.
Our favourite nearby cafes are Cafe G (on the corner of The Gardens), and Cafe On The Rye.
Local cinemas are East Dulwich Picturehouse and Peckham Plex (rooftop films also available atop The Bussey Building in the warm months).
For social meets, Watson’s General Telegraph and The Herne Tavern are your closest public houses, in handsome Victorian buildings and with big outside areas.
Bellenden Road also isn’t far for top restaurants including Artusi, The Begging Bowl and Ganapati. Other strong dining options in SE15 include Banh Banh, Mr Bao, Miss Tapas and Peckham Bazaar. Mamma Dough and Babur in the Honor Oak area are also highly recommended.
As well as lots of local boutique gyms snd yoga/pilates studios, East Dulwich leisure centre is a short stroll away. Or/and you can ‘sign up’ for British Military Fitness workouts on Peckham Rye, or join the throng of park runners each Saturday at 9am.
