Hatcham Park Road, New Cross

Big, bright and sleek two bedroom apartment of 780 square feet, owned just once to date and with a very long lease, on the second (top) floor of a boutique development of just eight contemporary flats.

The property has both bath and shower rooms and a sunny south-facing balcony; accessed from the reception room and the front bedroom.

You are located within popular Hatcham Conservation Area, really close to New Cross Gate Station (Zone 2 and on the Overground). Walk here down one road, in just seven minutes.

Your own front door is on the second floor. You open into a generous and windowed hall, with a large built-in cupboard for coats and such. Next find your first bedroom. It’s a good double of over 13 feet by over 10 feet. Across the hall is the main bathroom, with contemporary sanitary ware and large profile wall tiles.

Next on your left is bedroom two, of 12 feet by over 11 feet, with a modern en suite shower room, a vertical radiator, and south-facing glazing including a door onto your balcony.

Finally, you have your open-plan reception room/dining room/kitchen, of over 19 feet by over 14 feet. Large windows feature here plus a second access door onto the bright balcony. The fitted kitchen has modern-style wall and base units and integrated appliances.

Walk just seven minutes to New Cross Gate Station, where it’s just one stop to London Bridge. Or it’s 12 minutes to Queens Road Peckham Station. Both are on the Overground. There are also plenty of day and night bus routes within a short walk of the house to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Local eateries and drinkeries of note include The Rosemary, The Rose Inn, The Old Library bar, The Earl of Derby, and Corner (a new and very popular local cafe and bar).

Nip down to SE15 for others, including Peckham Bazaar, Ganapati, The Coal Rooms, Levan, Artusi, Peckham Levels, The Sourcing Table and Miss Tapas.

Deptford has great spots too. We like SALT, Jars Bar, Marcella, Villages and Badger Badger. Deptford also has a cool theatre: The Albany.

New Cross is home to Goldsmiths University with contemporary gallery: Goldsmiths CCA.

Local parks include Telegraph Hill (Upper and Lower, with Saturday Farmers’ Market at the latter) and Fordham Parks.

Grab your fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane (where you’ll also find Soper’s wet fish shop).
