Grovelands Close, Camberwell
£435,000
Offers in excess of £435,000.
Delightful one double bedroom semi-detached modern-build Freehold house of 475 square feet, in a leafy residential setting on Grovelands Close – a most pleasing offshoot of grand Camberwell Grove, with thoughtful landscaping ensuring outlooks are green.
The property is double-glazed throughout and has an attractive and neutral decorative scheme. A pretty south-facing garden (to the front) plus a dedicated parking space complete the package.
What a spot! Denmark Hill Station is all of a five minute walk. Peckham Rye Station is yours in 16. Both are Fare Zone 2. You are close to good bus routes, too. Central Camberwell is landed upon in under 10 minutes (Peckham’s Bellenden Road = 15 and Rye Lane = 17).
Your mature and well-stocked garden fronts the house and feels really private. It is a lovely sunny spot for sunbathing, reading, quiet meals/drinks or entertaining friends.
In your front door and you arrive directly in the generous reception of over 12 feet by over 11 feet, with south-facing window onto your garden.
The kitchen rests independently off this room (with another south-facing window to the garden), via an arched opening. The kitchen is beautifully-appointed, with timeless Shaker-style wall and base units, smart counters, patterned tiles and a cute pair of wooden open shelves.
An under-stairs (built-in) cupboard is useful for coats and cleaning stuff. Take the stairs up and there’s another useful cupboard (for linen/towels etc.). Opposite which is the door to your windowed bathroom; this is a smart affair with (new but) old-fashioned style fittings and white traditional-style sanitary ware.
Finally, you have your big, bright and carpeted double bedroom in a calm duck egg hue, of over 10 feet by nearly 13 feet, with a south-facing window (and a slim rectangular north-facing one, too).
For local public green spaces, you are close to St. Giles Churchyard and Lucas Gardens, with Lettsom Gardens, Myatt’s Fields, and Brunswick and Ruskin Parks but a short walk as well. Brockwell Park, Peckham Rye Park & Common, Burgess Park and even Dulwich and Greenwich Parks are also all easily reached.
Central Camberwell has a strong, and getting stronger, foodie/wine bar scene. Some of our favourites spots are The Camberwell Arms, Theo’s, Gladwell’s, Little Cellars, Forza Win, TOAD (bakery) and Veraison Wines.
You’ve got good pubs locally as well: Grove House Tavern, Hermits Cave, The Crooked Well, Stormbird, The Phoenix (by the station) and The Tiger are all recommended.
Zen Yoga Studio is close, as is Butterfly Tennis Club. Camberwell’s leisure centre is also nearby; with pool and gym facilities in a handsome Victorian building.
Central Peckham is close as we’ve mentioned. Peckham’s night and high life includes rooftop bars atop Peckham Levels and The Bussey Building. Peckham Plex Cinema is great (and there's a Picturehouse cinema on East Dulwich's Lordship Lane).
Bellenden Road’s best restaurants include The Begging Bowl, Artusi and Ganapati. Blenheim Grove and Rye Lane have further fab options. And Petitou cafe (on Choumert Road) is great for people-watching with a coffee. The Montpelier and Victoria Inn pubs are worthy of note in this locale.
For more options, Dulwich, Herne Hill and Brixton are all close.
