Furley Road, Peckham

Exceptionally charming three bedroom Georgian house of 1321 square feet, excluding basement and loft areas. Welcome features are in their many; these include sash windows, high ceilings, wide stripped floorboards, pitch pine doors, big proportions and a wood-burning stove.

This is a special and generous period home which has been improved, well-maintained and enjoyed by the current owners for two decades!

You have two large adjoining reception rooms and an independent and large entertaining-friendly kitchen plus a downstairs w.c. to the ground floor, and three double bedrooms and a smart bathroom to the first floor.

A low-maintenance paved and part-walled ‘city’ garden - with tropical and native planting - completes the package.

Your new home is located on a residential street in a friendly neighbourhood of longstanding residents, equidistant from Peckham Rye and Queen’s Road Peckham stations (both are Zone 2 and on the London Overground line as well as offering regular rail services). Walk just 15 minutes for either.

A walled front garden sets the house back from the pavement. Open the front door into the spacious hall and your stairs lead up ahead. To your right, you access the front reception room of over 14 feet by over 11 feet, which has an attractive fireplace hosting a traditional wood-burner.

This room is open to the second reception (which also has a door from the hall), of over 14 feet by over 10 feet. Painted timber-framed glazed French doors open to the garden.

Access a useful (storage) cellar via a door in under stairs position. At the end of the hall you access the smart kitchen (or get to it via reception two) - a modern fitted one - which runs nearly 19 feet, with a big central island and four wall-spanning folding painted timber-framed doors (which face sunny south), plus a sash-windowed corner with bespoke bench seat with storage.

Beyond the kitchen is a (windowed) plumbed utility room which also hosts the downstairs w.c.

Up the stairs and from the half-landing you have your first bedroom straight ahead. This is over 13 feet by over 10 feet, with painted wooden boards to the floor.

From the landing proper, bedroom two rests to your left. This is over 14 feet by over 10 feet. And next door is the largest bedroom - of over 14 feet by over 11 feet, with twin-sash windows onto the street, painted floor boards, and alcove shelving.

The bathroom completes the floor (also to the front of the house), with cork to the floor, a modern white suite and an over-bath shower.

Kids? Local popular provision for children includes Nell Gwynn and The Villa (nurseries), Harris Primary Peckham Academy Peckham Park and St. Francis Catholic Primary School.

Walk just seven minutes to Peckham’s iconic, Stirling Prize winning Library (designed by Will Alsop). Next door, Peckham Pulse has good gym and swim facilities plus classes, and you can take the canal path from just outside here down to Burgess Park and beyond. Burgess is your most local park, followed by Peckham Rye Park & Common’s 113 acres.

Bellenden Road and Rye Lane are close for independent shops (plus the high street staples, supermarkets and fruit and veg stalls) and plenty of places to spend your pennies and attend events, exhibitions, etc. We particularly like The Bussey Building & Copeland Park, Peckham Levels, Review Bookstore, Ganapati, Artusi, Il Giardino and Sally Butcher’s Persepolis (Persia in Peckham!). In the warmer months, rooftop drinks with a  sunset are a must at Frank’s or The Bussey rooftop bars.

The area by Queens Road Station has some great spots too - including Kudu’s outlets, Blackbird Bakery, Well & Fed, Peckham Cellars, Beer Rebellion and Naïfs.

Camberwell, New Cross, Nunhead, East Dulwich and Bermondsey are not far either for further options.
