Edward Street, New Cross

Bay-fronted Victorian mid-terrace house of 1198 square feet, with double-glazing, three double bedrooms, a smart extension to the ground floor, and a sunny garden. Chain free.

The handsome house is situated just a couple of minutes from Fordham Park and Deptford Green Secondary School (good local primaries are also close), in well-connected New Cross/Deptford borderland.

Walk just six minutes to New Cross Station, or 10 to Deptford Station (regular and Overground services are therefore covered). Both town centres are at your feet in six minutes.

A walled front garden sets you back from the pavement. In the front door and your formal through-reception is set to your left. The front reception space is over 13 feet by over 12 feet - with bespoke shutters to the bay window, a central fireplace, and stripped floors. The second reception space (a natural dining room) is 11 feet by over 10 feet.

Access the rear room from here or from the hall (from the hall you’ll find a downstairs w.c. in under-stairs position); it’s a big open-plan room delivering lots of kitchen and reception space. Two sets of double-glazed doors open onto the garden, and you have also got generous glazing over the former side-return area.

The fitted kitchen is generous, with plenty of modern wall and base units including a central island (in Corian). It is a super setup for entertaining.

Upstairs and from the half-landing, you will first find the property’s windowed bathroom to your left (with contemporary white sanitary ware and over-bath shower). A fitted mid-century sideboard provides good under-basin storage. Up ahead is the first double bedroom with window to garden views. It is over 9 feet each way.

From the landing proper, bedroom two is over 10 feet by nearly 11 feet, then you have the largest bedroom across the front of the house (of over 15 feet by over 11 feet).

New Cross has Deptford to its east and Peckham to its west. You are also but a 15 minute walk from the River Thames.

New Cross and Deptford are your closest stations. You can also pick up the DLR at Deptford Bridge or Greenwich.

This area boasts great local galleries, bars, pubs and restaurants. Deptford's also home to St Paul's, Deptford - one of London's finest Baroque parish churches, cited as "one of the most moving C18 churches in London" in the Buildings of England series.

The cool bars, restaurants, cafes and markets of Deptford High Street and recently developed Market Yard are all on the doorstep. Check out The Waiting Room, Badger Badger, Sharkbait & Swim, Watergate, Klose & Soan, SALT and Marcella - all within mere minutes of your door. The Dog & Bell is a lovely old style boozer - a cracking local with the very best Christmas lights!

Deptford’s leisure centre with its independent modern lane pool is also close, next to the library. Excellent yoga and dance classes and the like can be enjoyed at Trinity Laban.

New Cross (don’t miss Goldsmiths CCA here), Greenwich, Peckham and Brockley are all close for more social and leisure options.
