Denmark Hill Estate, Camberwell

Well these don’t come along very often! A three bedroom ground-floor ex-LA apartment with a private garden, just an eight minute walk from Denmark Hill Station, and over the road from Ruskin Park. The icing on the cake is its chain-free status.

Find the pleasing apartment on the ground floor of a low-rise block. It is big at 804 square feet, and boasts a strong layout with a good ‘flow’ and with lots of inbuilt storage.

In your own front door and the property’s (windowed) bathroom is set to your left, with an over-bath shower. The sanitary ware is contemporary in style.

Your kitchen is right of the front door. This is galley-style with wooden worktops. There is space for a small table and chairs for casual day to day dining. A back door (complete with cat flap) opens from the kitchen to the cute garden, which enjoys an easterly aspect - lovely early sun.

Moving through the flat, next on your right is the large reception room of 13 feet each way, with fetching herringbone flooring, picture rail, and a view onto the garden.

Two good west-facing double bedrooms rest to the left of the corridor (both with built-in wardrobes) and furthest right is a small double (over 12 feet by over 7 feet, again with its own wardrobe). And you have a handy hall cupboard.

Denmark Hill Station is your closest one. Walk here in an easy eight minutes. East and North Dulwich stations are yours in 15 apiece.  There are good bus routes on Denmark Hill itself.

Your local parks include Ruskin Park, Myatt’s Fields Park, Goose Green, Peckham Rye Park and Common and Lettsom Gardens. Dulwich Hamlet Football Club is also local, next to the big Sainsbury’s on Dog Kennel Hill.

Central Camberwell is really close for useful shops and a growing evening scene - mainly delivered on Camberwell Church Street. Check out The Camberwell Arms, Veraison Wines, Forza Win and Little Cellars. Other popular and long-standing SE5 food and drink spots include The Phoenix, Hermits Cave, Stormbird and Theo’s (the latter for well-priced pizza). Luxury groceries can now be gathered up at Gladwell's and Grove Lane Deli.

Herne Hill is a short bus ride or cycle for its popular Sunday market plus beautiful Brockwell Park and lido.

Lordship Lane is close, too, for Picturehouse cinema, independent shopping, and bars and restaurants. We particularly rate William, Rose, Chener Books, SMBS Foods, Franklins, The Cheese Block and Moxon’s.

It’s not far to Peckham’s Bellenden Road, where the best eateries include Ganapati, The Begging Bowl and Artusi. Rye Lane is just a touch further for be-seen-at destinations such as Peckham Levels and The Bussey and Market buildings. There’s a great-value cinema too.

Local leisure centres are found on East Dulwich Road and in central Camberwell, and you have Zen Yoga studio at the bottom of Camberwell Grove, with a community tennis club (Butterfly) next door. There are tennis courts in Ruskin Park as well.
