Camberwell Grove, Camberwell

Characterful two double bed, top (third) floor flat with a pleasing layout and splendid treetop views. Share of Freehold.

What a spot! Delightful Lettsom Gardens is a two minute walk from your door. Denmark Hill Station is also close for Fare Zone 2 regular and Overground trains - walk just seven minutes.

You can also stroll to Camberwell in nine minutes, East Dulwich (and its station) in 10, and Peckham's Bellenden Road plus Peckham Rye Station in 15.

Find the bright and classy pad within a row of near-identical stucco-fronted listed Georgian houses at the top of Camberwell Grove, in Camberwell Grove Conservation Area. It is a grand Regency-style terrace on one of the finest and most well-connected streets south of the river.

Your new home benefits from a parking space to the front of the terrace, on the generous and shingled drive.

Take a few steps up to the front door (in gloss black with handsome brass door furniture), and open into a smart communal hall.

Take the stairs to the third floor. On entry, your two bedrooms are to your left and right (front and rear). Both are beautifully-proportioned, at over 14 feet by over 12, and over 12 feet by nearly 12, and serve up brilliant vistas from their respective windows.

The reception room is set to the front of the building - beyond the largest of the bedrooms, and has a handsome feature fireplace. Pale carpets feature to both bedrooms and the living room.

Next door is a neat internal bathroom with traditional-style white suite with over bath shower.

Last but not least is the kitchen/diner of nearly 12 feet by over 10. White gloss wall and base units are fitted in here, paired with brick-style ceramic tiling. Enjoy lovely views whether you are casually or formally dining, here.

On lovely high ground, you are sitting at the top and southerly end of Camberwell Grove. The street is well-known for its very beautiful architecture (Georgian in the main) and follows the line of a grove of plane trees which once led from a Tudor manor house south to the top of a hill which afforded an excellent view of the City of London.

In 2012, the des-res that is CG was dedicated a charming episode in the BBC series in ‘The Secret History of Our Streets’: well worth a watch!

We've mentioned Lettsom Gardens - it is a fab local secret space with woodland and allotments (you can see it from your flat, and can get your key for a nominal yearly fee).

Local larger parks include Ruskin Park, Warwick Gardens, Burgess Park, Peckham Rye Park and Common, Goose Green and Brockwell Park.

For little ones, there is a good nursery (Camberwell Grove Nursery) a few doors down, and popular local primary schools include Lyndhurst and Dog Kennel Hill. The Villa Nursery & Pre-Prep. School is also nearby, on Lyndhurst Grove (2-7).

Getting around? Is so easy. London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf (via Canada Water), are all quickly reached with multiple transport options close by.

Local social hubs include Bellenden Road (check out Artusi, Ganapati, The Begging Bowl and The Sourcing Table), Rye Lane (for Forza Wine, Peckham Levels, The Bussey Building, Cafe Britaly and many more), Camberwell Church Street (in central Camberwell we like Gladwell's, Forza Win, Veraison Wines, Little Cellars, Theo's, Momo, The Camberwell Arms, Nandine and Hermits Cave) and Lordship Lane (for The Cheese Block, SMBS Foods and Franklins). A large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the M&S Food Hall by East Dulwich Station.

Grove Lane Deli serves delicious fresh loaves and sarnies on nearby Grove Lane, where you'll also find The Crooked Well (pub and restaurant). Grove House Tavern is a cool local pub, too. Walk a little further for the fairly new TOAD bakery, by South London Gallery (a short stroll away), and Camberwell leisure centre at the foot of Camberwell Grove (on Artichoke Place) has a good range of classes plus gym and swim facilities. Also at the foot of the hill is Butterfly Tennis Club, with Zen Yoga studio next door.
