Benhill Road, Camberwell

Pleasing three bedroom Victorian bay-fronted mid-terrace house with a smart and sunny west-facing garden. Chain free.

Find it on a popular tree-lined residential street close to Brunswick Park and Lucas Gardens.

Your closest station is Denmark Hill - walk here in 14 minutes. From Camberwell Church Street you have loads of great bus routes. To pick up the tube, it is a short bus journey to Oval/Elephant.

Local schools include Lyndhurst Primary and The Villa Nursery and Pre-Prep. School.

A neat walled front garden sets the house back from the pavement. From your hall, a curved wall leads you left into the formal double-reception. The first reception is over 12 feet by over 11 feet. The second - a natural dining room - is over 11 feet by over 9 feet. Folding doors divide or connect the spaces. And reclaimed hand-laid parquet herringbone flooring impresses through here and indeed throughout most of the house.

At the foot of the hall you have your double-aspect eat-in kitchen with loads of storage at the far end (this area is an extension of the house’s original footprint; one could further extend over the side-return area as many neighbours have done). Cabinets are a timeless Shaker-style and these are paired with wooden counters.

French doors (timber-framed) deliver you to the paved area of the sunny garden.

Up the stairs and from the half-landing, you have a double bedroom ahead - of over 8 feet by nearly 13 feet, with a built-in wardrobe to the far alcove. From the landing proper, first on your right is the property’s windowed bathroom. This has traditional-style suite and fittings, T&G detail, and thoughtful fitted storage.

To the front of the house you have a large single bedroom and a good double - both with an easterly orientation. The latter has a walk-in dressing room with bespoke floor to ceiling wardrobes.

St. Giles Church and Churchyard are lovely local landmarks, and you are also close to South London Gallery, plus Camberwell’s iconic art college buildings. It’s such a nice part of town! TOAD bakery and South London Gallery are really close by.

Beyond Brunswick Park (check out the cute cafe here) and Lucas Gardens, you’ve got Ruskin and Burgess Parks, and Lettsom and Warwick Gardens, too. Peckham Rye Park and Common and Brockwell Park and Lido aren’t far either.

Butterfly Tennis Club and Zen Yoga studio are also nearby, on Camberwell Grove, as well as the Victorian leisure centre with big pool, gym and classes.

Restaurants, cafes, pubs and bars are strong and varied round this way. We particularly rate The Camberwell Arms, Veraison Wines, Gladwell’s (luxury groceries), Forza Win, Little Cellars, Grove House Tavern, The Crooked Well, Hermits Cave, Nandine and Theo’s.

Walk to Peckham's Bellenden Road and Rye Lane for other excellent offerings (in about 20 minutes) - including Artusi, Ganapati, Levan, The Sourcing Table, Peckham Levels and The Bussey Building, plus handy high street shops, pop-ups and markets.

For more options, Peckham, Herne Hill, Dulwich Village, East Dulwich, Brixton and New Cross are all easily reached.
