Avonley Road, New Cross

Bright one bedroom first floor flat with high ceilings, within a handsome hospital conversion (opened in 1877, and converted in the early 1990's). Parking is available on-site for residents. Grounds are leafy, green and well-kept.

Your local stations are New Cross Gate and Queens Road Peckham. Both are a 12 minute walk, Zone 2, and on the Overground network. Bus travel is easy from here too (walk all of four minutes to your most local stop, on Old Kent Road).

Take stairs up one floor to your own front door.  Once in, there is a handy cloak cupboard to your right. Straight ahead is your modern internal shower room with smart fittings and storage under the basin.

Your cute and cosy bedroom is next up, with twin windows facing east. Then you have the main event: a long and light double-aspect through-room, which incorporates kitchen, dining and seating areas. It is over 23 feet by over 10 feet, and those windows we mentioned pleasingly face south and east.

Your fitted kitchen units (and handles) are smart and modern in style, teamed with wooden counters and a couple of matching open-shelves, too.

This is a quiet tucked-away spot yet you are seriously well-connected. It is an easy (and flat) stroll to either QRP or New Cross Gate stations. There are also plenty of day and night bus routes within a short walk of the house; to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Local parks include Telegraph Hill (Upper and Lower, with a cafe between the two and a Saturday market, or hop on a bus down to Brockley Market) and Fordham Parks. There are also three little neighbourhood parks: Eckington Gardens, Bridgehouse Meadows and Hatcham Gardens. Besson Street Community Garden is a delightful local asset as well.

You can also walk or cycle to Southwark Park; The Angel pub (just beyond the far side of the park) has unbeatable riverside views.

Local eateries, drinkeries and cafes of note include Corner (cafe), The Old Library (bar), The Rosemary (Hungarian, with occasional live music nights), The Rose Inn and The Earl of Derby.

Nip down to neighbouring SE15 for more – including Kudu’s cool outlets, Peckham Bazaar, Ganapati, Artusi, Levan, Peckham Levels, Miss Tapas and Il Giardino.

Cool Deptford has a top gastronomic and bar offering as well. We rate Deli X, Watergate (small plates, cocktails, wine), Marcella, Salt (pizza, craft beer) and The Dog & Bell pub to name a few. Deptford also has a popular theatre: The Albany, and a modern leisure centre with lane pool, next door to the library.

New Cross is home to Goldsmiths University and a cool contemporary art gallery: Goldsmiths CCA.

Grab your fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, check out such delights as Soper’s (wet fish shop), El Vermut and Mother Superior (fancy bottle shops with tables), Goodcup (coffee shop) and Bar D4100 (bar and pizza).
