Rosendale Road, West Dulwich

Large leasehold lower ground floor conversion flat of 615 square feet, with one double bedroom plus a small single/home office, and a generous and mature east-facing communal garden.

The property - which is renovated to a high standard - is in a top location: a leafy, residential, wonderful West Dulwich one, with West Dulwich Station just a short walk away (under 10 minutes). Parking is unrestricted, on-street.

In a first door and there’s a meter cupboard to your right in the space underneath the building’s front steps (there are just three flats above yours).

Turn left for your private front door. From the hall here, your bay-fronted reception/kitchen is on your left. It’s over 14 feet each way, with a central feature fireplace and lovely sash windows. The fitted kitchen is a slick modern one, with the appliances included in the sale (including a full-size dishwasher).

The next room along the hall is the big sash-windowed double bedroom - of 13 feet by nearly 15 feet, with plentiful built-in closets and classy papered walls. You have en suite access to the windowed bathroom here, as well as from the hall (nice touch!). Contemporary sanitary ware features here, and an over bath shower.

At the end of the hall is a small double-aspect single bedroom/home office - of over 11 feet by 5 feet - use as you wish. The flat’s back door opens from here out to the shared garden (jasmine, rosemary and bay here... among other delights), with patio area close to your exit.

Rosendale Road is tree-lined and wide and you’d be forgiven for thinking you were in a less well-connected spot. There’s a great sense of space and greenery in this London postcode, and gorgeous Dulwich Village and Picture Gallery are a circa 20 minute walk.

Further down Rosendale Road you’ve got a fabulously-handy little bank of shops which include Scotch Meats butchery, a gift shop, a deli and an offy. You’re also close to popular gastro-pub The Rosendale, with a nice beer garden for the warmer months

Croxted Road has a small shopping street too. We like the Italian deli there, Dulwich Books and Dulwich Lyceum (from the team behind Peckham Bazaar).

West Dulwich is your closest station, and West Norwood is second (15 minutes), linking you directly to London Bridge and Victoria in 20 minutes, or to the tube at Brixton (bus services stop outside the flat too - circa every 10 minutes).

In West Norwood, do check out the cool Picturehouse and Library, Local green spaces include Dulwich Park, Brockwell Park, and West Norwood’s Victorian Cemetery (one of the ‘Magnificent Seven’: named so for their elaborate tombs and memorials).

Please note a lease extension (to approximately 170 years) is in progress.
