Montague Square, Peckham

Just fabulous, architecturally-treated two double bedroom ex-LA flat - of 803 square feet - with two shower rooms (one is en suite) and a private west-facing balcony. Chain free.

Find your new pad on the second (top) floor of a low-rise brick-built development, in a quiet cul de sac position, with communal central green.

Queen's Road Peckham Station is but an eight minute walk, and you have loads of excellent bus routes on Old Kent Road (walk three minutes). Take the 21 to London Bridge, or the 453 to Trafalgar Square.

Open your own front door into a welcoming and generous hall, with a built-in coat closet to your immediate left. White walls set the pleasing neat and modern scene.

To your immediate right is the principal bedroom - of over 11 feet each way, with a bank of closets, and a contemporary en suite (windowed) shower room.

Next on your right is a main shower room, with double-glazed window and contemporary styling once again; including that monochrome detailing. Your second (double) bedroom lies next door - of over 14 feet by over 8 feet.

The main event is up next: your large reception room, with offset separate study or hobby space (which was once a large storage cupboard). There is plenty of space to sit and to dine, and you open a door (from the natural dining area) to your private sunny balcony.

Your independent kitchen rests next door (open-plan by design, not compromise). A west-facing window keeps matters bright, and also highlights the very smart and sleek German fitted kitchen. High-end integrated appliances are included in the sale. Ceramic wall tiles further impress.

There are a few handy local convenience stores within five minutes of your door (including a well-stocked Budgens on nearby Pomeroy Street, with free work space above).

The area around QRP Station has quickly developed its own established little scene - we rate Peckham Cellars, Kudu’s outlets (book ahead!), Beer Rebellion, Blackbird Bakery, Mamma Dough and Well & Fed - all within nine minutes of your doorstep. Naïfs is also a great local veggie spot - on Goldsmith Road. And there is a very good looking newcomer wine bar/cafe in the neighbourhood: The Meeting House (on MH Lane).

In the New Cross direction/SE14 postcode, Corner (cafe), The Rosemary (Hungarian restaurant) and The Old Library Bar are all recommended.

Walk 15-20 minutes west to Rye Lane, Peckham Rye Station and Bellenden Road. Rye Lane is home to hip rooftop bars, a cinema (films for £5.99!), impressive street food and pop-ups and handy high street shops. Bellenden Road has many a top restaurant - examples are Artusi, Ganapati and The Begging Bowl. On Blenheim Grove, check out Levan, Larry’s and Il Giardino.

For more options, New Cross, Nunhead, East Dulwich and Deptford are all close.

Your local parks include Brimmington, Telegraph Hill, Peckham Rye, Burgess and Southwark. Or jump on the bus for Greenwich Park plus attractions, and The Thames of course!
