Lovelinch Close, Peckham

Smart two double bedroom ex-LA maisonette of 922 square feet, with an east-facing garden. It is a quiet tucked-away residential setting and Hever House looks onto a central green with playground area.

You are in Peckham/New Cross/Bermondsey borderland here. Your nearest station is South Bermondsey - walk here in 12 minutes. Queens Road Peckham and New Cross Gate are close, too (15-20 minutes). You also have loads of useful bus routes on Old Kent Road (plus a future hope of the Bakerloo line extension here).

You have a small gated covered front area in front of the property. In your front door and stairs lead up to your left. Your independent kitchen is set to your right, with good storage.

A neat downstairs w.c. is on your left, just before you get to the reception room which takes the width of the property (it is 14 feet by over 13 feet - plenty of space for seating and dining areas). Beyond this is a conservatory space/additional seating area with double-glazed doors onto the garden.

The part-walled garden gets lovely morning sun and comes with a handy shed.

Up to the first floor and you have one double bedroom to the front, and another to the rear. Both have built-in wardrobes. In between you have an internal study/huge storage cupboard, a modern internal bathroom with white suite, and an independent w.c.

Your most local big park is Southwark Park - a gorgeous Victorian one with lake, bandstand, athletics track and galleries. It is next to the Thames at its furthest end (do check out The Angel pub here). Bike rides are a must in this neck of the woods - down to Surrey Quays and Staves Hill (cool nature reserve).

Local good spots for food include The Rosemary (delicious, Hungarian) on New Cross Road, and Warehouse and Avalon cafes for fab cooked breakfasts. There is a Blackbird Bakery by Queens Road Station. By here, Kudu, Peckham Cellars, Beer Rebellion, Well & Fed and Mamma Dough are all great.

For more options, head up to Bermondsey Street/Borough Market/Tower Bridge, or central Peckham for Bellenden Road and Rye Lane. Deptford, Nunhead and Brockley are all easily reached too.

Local schools are really good and include Hatcham, Ilderton and Kender primaries. For secondaries you are close to St Thomas the Apostle (boys), Deptford Green and Haberdashers’ Hatcham College (both co-ed.).
