Drakefell Road, New Cross

Attractive and extended four double bedroom bay-fronted Victorian terrace over three generous floors, with both bath and shower rooms (and a downstairs w.c. too). Inclusive of the handy cellar, the property measures in at 1891 square feet.

The property sits within the ever-popular Telegraph Hill Conservation Area. Walk just five minutes for Brockley Station, and 14 for Nunhead Station (both are Fare Zone 2). You are also to Telegraph Hill's pretty Victorian parks and community cafe.

Local schools are extremely well-liked and rated. They include Haberdashers' through-school (3-18), and John Stainer, and Edmund Waller primaries.

From your high-ceilings entrance hall, swing a right into your formal through-reception. The front room is over 14 feet by over 13 feet, and your second reception is over 12 feet by over 11 feet.

Access the massive rear open-plan kitchen/dining room from here (it’s over 31 feet by over 15 feet) or via the hall. When entering via the hall, a generous utility/downstairs w.c. rests to your right.

What a pleaser of a room! A generous contemporary fitted kitchen with island and integrated appliances impresses, as do large roof lights. Sliding doors open to the low-maintenance paved and lawned garden of circa 50 feet.

From the half-landing you have a double bedroom with verdant vistas and a modern shower room. From the main landing, find a second big double and then a huge principal one across the front of the house (over 17 feet by over 12 feet). Both of these bedrooms have built-in closets.

Your second floor delivers your fourth and final bedroom, and a windowed modern bathroom.

A bit about Telegraph Hill CA: designated in 1991, it takes its name from one of the semaphores located here from 1795 (to transfer messages between the Admiralty and its fleet during the Napoleonic wars). The smart houses were built from 1871 under the control of the then landowner; the Worshipful Company of Haberdashers, who set out strict guidelines to ensure the quality of their middle class estate. The pleasing result is terrace upon terrace (upon terrace!) of handsome houses on residential, tree-lined streets.

Brockley Station is close for trains to London Bridge (two stops) and Windrush line trains. It isa very quick commute to Canary Wharf. Nunhead Station (for Thameslink trains) is also close.

By Brockley Station, we like Browns of Brockley and Parlez. Stroll just a little further for Ellary’s and Mauby restaurants, Brickfields cocktail bar and Joyce wine bar. Skehan’s on Kitto Road is a great local pub (recently voted best in London by Time Out!) and The Hill Station cafe is a friendly coffee or brunch spot (opposite the park) with a pizza place situated here too: Dinner for One Hundred (open Thursday to Sunday).

Telegraph Hill's parks are very local - just cross the road! The tennis courts in the upper park offer great London skyline views and the regular Farmers' Market in the lower park is a treat. Also worth a look is Brockley Market, held in the Lewisham College car park (much nicer than it sounds) each and every Saturday. Other lovely local green spaces are Hilly Fields and Ladywell Fields.

For more options, Nunhead isn’t far (FC Soper wet fish shop is one of the best in London), with a handful of good pubs and cafes and a community centre and Victorian library. New Cross, Deptford, Peckham and Greenwich centres are also local.
