Bellenden Road, Peckham Rye

What a one-off and what an opportunity! This amazing architecturally-treated Victorian building in a top spot on Bellenden Road delivers 2270 square feet, and in such style.

The total (artist-owned) offering comprises a shop unit - with independent access - at ground floor level, and a truly fantastic and unique dwelling over ground, mezzanine, first and second floors.

A mature east-facing part-walled rear garden and a private courtyard complete matters.

There are so many decisions and features to admire throughout; our favourites include exposed steel and brickwork, built-in storage, huge roofline ceilings, sizeable sliding doors, and an abundance of glazing.

This is one of the Peckham Rye area's best streets: Bellenden Road has handsome late-C19th homes in the main, of varying styles and sizes, with an independent high street/village-style area which is popular with locals and visitors alike.

The shop element of the building (currently rented on a five year lease) is 30 square metres, and is a smart Pilates studio at present. Previously the space has been enjoyed as a gallery, a clothing boutique, and a pop-up shop space.

Now for the residential bit, which is found beyond a long entrance hall - you have two front doors. Your ground floor hosts two fantastically-scaled reception rooms, of over 20 feet by over 16 feet, and over 22 feet by over 15 feet. A continuous poured concrete floor impresses. In between these brilliant bright reception spaces, you have a generous courtyard garden (of over 20 feet by 16 feet) and a clever kitchen area. Stainless steel counters and splash back feature here.

A mezzanine (with galleried area) level gives you a windowed bathroom, and a cute cosy bedroom space.

Head upstairs proper from the hall, and you’ll find the most conventional part of the building, which blends period features with modern design and custom-made storage. You have a big principal bedroom across the front (of nearly 16 feet by over 14 feet) and next door is a large windowed shower room.

The second floor is another bedroom or reception room - use as you desire. It is huge, at over 25 feet by over 15 feet, having been opened-up to best exploit the space and light, with lots of built-in storage, big steel beams, and Velux windows.

Locations don't get much better… Peckham Rye Station (Fare Zone 2) is a tree-lined five minute walk, and some of our favourite places on your doorstep include Review book shop, The General Store, Flock & Herd butcher, The Begging Bowl, Ganapati, Artusi, Made of Dough, Petitou, The Sourcing Table and Melange.

Nearby Rye Lane also has much to recommend it: Peckham Plex cinema, The Bussey Building & Copeland Park, Peckham Levels, and high street shops, staples and street market stalls.

Central Camberwell is also close for South London Gallery and more. We like TOAD bakery, The Camberwell Arms, Veraison Wines, Forza Win, Little Cellars and Gladwell’s. East Dulwich is also close for fab streets Lordship Lane and North Cross Road.

Local pubs to you include The Montpelier, The Victoria Inn, The Prince Albert, The White Horse and The Gowlett.

Peckham's already ‘made it’ - but there's even more to come! Including ever-improving Rye Lane (the fairly new Market Building an example) and the regeneration of and around Peckham Rye Station.

Warwick Gardens is your nearest green space, and Peckham Rye Park and Common isn't far by foot. Goose Green, Ruskin, Brunswick, Burgess and Dulwich Parks are also worthy of weekend wanders. Lettsom Gardens up the road is also a good ‘secret’ one to find - locals can get a key for a small fee

Local schools are great and include The Villa, The Belham and Bellenden.
