Anstey Road, Peckham Rye

Architecturally-treated five bed (four doubles and one single) optimised bay-fronted Victorian terraced house, accompanied by a sunny west-facing garden and a handy cellar.

What is most local? Walk just six minutes to Bellenden Road, Rye Lane, Peckham Rye Station, and Peckham Rye Park and Common’s 113 acres.

Primary schools close to you include Bellenden and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2 to 7 is also a short walk from the house.

In your front door and your large double-reception rests to your left, via cool industrial-style glazed doors. The front section is over 13 feet by over 11, and the second is over 11 by over 9 feet.

Access the modern kitchen/dining room from here or from the hall. This is over 19 feet by over 15, and has a stainless-steel-countered island plus bank of base units, and double-glazed skylights over the original side-return space (where a long table works really well for both casual and formal dining).

At the foot of the room you have double doors onto the garden, plus a huge Crittal window to match, next to those. The room gets fabulous light thanks to its westerly orientation. Your part-walled rear garden (complete with palm tree) is a low-maintenance affair with raised beds and large pavers.

Up to the half landing and the main bathroom is to your left. This has a large independent shower as well as a bath, and a skylight window. Sanitary ware and fittings are contemporary in style, and ceramic brick-style tiling looks and works great. Plumbing is concealed.

Set at the rear of the house is the first double bedroom with two windows on the rear wall, and a further skylight.

Up a few stairs from the landing and you have the master bedroom taking the width of the house, of over 11 feet by nearly 15, and a third double, this time over 11 feet by nearly 10. Both rooms have built-in clothing storage to their respective alcoves, plus decorative fireplaces.

Your second floor delivers a windowed contemporary shower room with on-trend monochrome detail, with a single bedroom beyond (of over 8 feet by over 6 feet), and a large converted loft room of over 13 feet each way, with a Juliet-balcony and generous accessible eaves storage.

Peckham Rye Station (Fare Zone 2) is a short walk for regular and Overground services.

For green space, Warwick Gardens and Goose Green are close, and Peckham Rye Park and Common is closer still.

The independent shops etc. of Bellenden Road are a short stroll away - Review bookstore, The General Store, and Flock & Herd butchery are a few we recommend you don’t miss.

You needn’t leave the neighbourhood of the evening or weekend! Peckham’s got it all - it’s such a fun social hub for all ages and tastes. Local cafes, restaurants and bars include The Begging Bowl, Made of Dough, Brick Brewery Taproom, The Sourcing Table, Miss Tapas, Ganapati, Levan, Larry’s, The Coal Rooms and Artusi.

Local pubs include The White Horse, The Vic(toria Inn), The Prince Albert, The Montpelier and The Rye Oak.

In the warmer months you can go vertical and enjoy rooftop drinks at Frank’s and also atop The Bussey Building. Rye Lane is really close for high street essentials and supermarkets, as well as Market Place Peckham, Peckham Levels, and The Bussey Building and Copeland Park complex. It’s all going on in SE15 and there is even more to come - including the regeneration of and around Peckham Rye Station.

Other local town centres (for further options) include East Dulwich, Nunhead, Camberwell and Honor Oak.
